Renting a Property in Knightsbridge, Chelsea, Belgravia, Kensington and Mayfair

Tenant Charges and Information

Administration Deposit

Following agreement of terms, which remain Subject to Contract until both Landlord and Tenant have signed the Tenancy Agreement, an advance payment equal to two weeks rent will be required, payable to Patterson Bowe Ltd. You will be required to complete an Application for Tenancy form.

This fee is refundable at the commencement of the tenancy (by means of deduction from the initial rental payment) or in the event that the Landlord decides for any reason not to proceed. Should you change your mind about moving into the property, or if your references are not forthcoming or prove unsatisfactory, we will return the administration fee less any costs incurred, for example Tenancy Agreement fees, reference fees or costs involved in remarketing the property.

Administration Fees

The cost of the preparation of Tenancy Agreement will be £210 inc VAT if Patterson Bowe are drawing up the Tenancy Agreement on behalf of the Landlord.

In the event that your tenancy is renewed for a further term, the preparation of the renewal documentation will be £90 inc VAT.

In the event that there is a change of Tenant during the term of the Tenancy this would be a new Tenancy Agreement and our usual fees would apply.

Referencing fee of £36 inc VAT is payable per person and per guarantor if required.

Payment can be made by credit or debit card. The charge for credit card payments is 3% of the total to cover the bank’s handling costs.

IMPORTANT: Should you wish to terminate your Tenancy before the end of the term and the Landlords agrees that you can terminate early, you will be responsible for the repayment of the pro-rata commission paid in advance by the Landlord for the unexpired portion of the Tenancy, unless you are exercising a break clause which is contained in your Tenancy Agreement.

Rent

The first rental payment is made payable to Patterson Bowe Ltd and must be in the form of cleared funds, before a tenancy can commence. Thereafter rent is payable as per tenancy agreement in advance by standing order.

Security Deposit

An amount equivalent to six weeks rental is required as security against any sum owing by the Tenant to the Landlord and for damage and dilapidations. In some occasions, the Landlord may require a higher deposit of eight weeks rental if it is agreed that pets can live in the property. This too is payable to Patterson Bowe Ltd in the form of cleared funds as detailed above before a tenancy can commence. At no time can it be used in payment for rent.

References

We will use the services of a Credit Referencing Agency, to apply for references and you will be asked to complete a Credit Referencing Agency application form online, sent via email. Your reference report will be sent to the Landlord.

Tenancy Agreement

The Tenancy Agreement will be created by Patterson Bowe and must be signed prior to occupation.

Inventory Check In and Check Out

You will normally be checked in against an Inventory by an independent inventory clerk. The cost of this will be borne by the Landlord.

At the end of the tenancy you will be checked out against the same Inventory and, where possible, by the same independent inventory clerk. The cost of this will be borne by the Tenant.

Stamping

Please note that you will be liable to pay the Stamp Duty Land Tax for tenancies with a rental value of £125,000 or more including any renewal or extension of the initial term. For more information on the Inland Revenue’s website address is www.hmrc.gov.uk

Anti-Money Laundering

We will need to ask you for suitable identification and will be unable to proceed with any work on your behalf if we are unable to obtain this from you.

Council Tax

Rents are quoted exclusive of Council tax which is not part of any negotiation. The Council Tax is the responsibility of the tenant/occupier and must be paid direct to the local authority.

Utilities

You will be responsible for the water, gas, electricity, council tax and telephone in the property. Please ensure that you contact the appropriate companies in good time prior to the commencement of the tenancy to have the services transferred into your name. Please note that new tenants risk disconnection unless deposits are received by the respective companies prior to occupation. The companies will NOT accept our instructions on your behalf.

TV Licence

Insurance

It is your responsibility to insure your own belongings throughout the Tenancy.

1. Television sets are not normally provided
2. Animals/pets are not normally allowed in rental accommodation
3. Linen and towels are not normally provided
4. In some cases kitchen equipment is not provided
5. Smoking is not permitted in any of the properties
